FORECLOSURES

Real estate professionals will better understand the process, requirements of the Virginia Code, and the effect of foreclosure. The materials will serve as future resource.

WILLS, ESTATES AND TITLE ISSUES

Become more confident to work with heirs and Executors who have acquired property due to death. The seminar will explain requirements by title insurance companies, creditors rights and Federal and State estate taxes, along with a review of Virginia's Descent and Distribution laws (Code 64.l-l), the Augmented Estate, and access issues for graves.

WET SETTLEMENT ACT

A 4-HOUR SEMINAR FOR VIRGINIA REAL ESTATE PROFESSIONALS

In four short hours, real estate professionals learn how to read “lot & block” surveys, “metes & bounds” surveys, understand the different types of deeds, and learn how to better inform their buyers on how to take title - tenancy. They also learn the difference between general and specific powers of attorney.

The importance of recommending owners’ title insurance to buyers is covered, along with the history and explanation of coverage (standard & enhanced policies).

Today, many sellers are “upside down” in ownership and real estate professionals want to learn the basics of a title search. This information will assist them in determining an accurate listing price – eliminating surprises at the closing table (forgotten judgment, UCC, second deed of trust). The Butler Company is also available for Courthouse training.

Knowledge of Virginia’s Wet Settlement Act insures better communication with settlement offices insofar as recordation, disbursement and funding laws.
